Destination Feasibility Study
A major UAE-based property developer was considering a multi-billion dirham, luxury master-planned community in Abu Dhabi, uniquely themed around STEM (Science, Technology, Engineering, and Mathematics). The concept included integrated educational facilities, tech-forward smart homes, and innovation hubs. The challenge was to assess the commercial viability of this niche concept, determine the premium buyers would pay for the STEM focus, and identify the optimal mix of residential, commercial, and educational components to ensure profitability and long-term sustainability.
Our Approach
We employed a mixed-methods approach. First, we conducted a comprehensive macroeconomic and real estate market analysis of Abu Dhabi, focusing on luxury residential trends and educational infrastructure demand. Next, we executed an extensive quantitative survey among high-net-worth individuals (HNWIs) and expatriate professionals in the UAE and key international source markets to gauge interest, price sensitivity, and desired amenities. Finally, we conducted in-depth interviews with education providers, tech companies, and urban planners to validate the concept and assess partnership potential. We developed a detailed financial model incorporating varying absorption rates and price premiums based on the primary research.
Outcome
The research revealed strong interest from the target demographic, particularly families prioritizing education, but highlighted a lower tolerance for a significant price premium than initially anticipated. We recommended scaling back the “luxury” aspect slightly to focus on “premium functional” smart homes and shifting the mix to include more integrated co-working spaces and a renowned international school as the anchor tenant. The financial modeling showed the revised concept offered a more robust IRR. The client adjusted their master plan accordingly and successfully secured backing from key institutional investors based on the validated data.
